Methodology and data sources
Everything on this site is computed from official open data or from openly licensed third-party datasets. Nothing is estimated by hand, and asking prices are never mixed with recorded prices.
Data sources
- Dubai Land Department (DLD) open data — the official transaction registry (portal dubailand.gov.ae/open-data). Used for prices, deal counts and price per m². Contains recorded (registered) transactions only.
- Certified Poor open data — certifiedpoor.com/open-data, licensed CC BY 4.0, derived from the DLD open-data gateway. Used for the project register: developer, escrow status, construction percentage, declared value. Attribution: © Certified Poor (certifiedpoor.com), derived from Dubai Land Department open data.
- Rental and listing datasets (Kaggle) — licensed CC BY 4.0 / Apache 2.0. Used for rental yields: only listings dated 2026 are taken, so the rent side matches the transaction year.
How the numbers are calculated
- Median, not average. Every price figure is the median price per m², so a handful of luxury deals cannot pull the number up.
- Price per m² = recorded transaction value ÷ actual unit area.
- Clean-up filters for a usable sample: unit area 20–800 m², value above 100,000 AED, price per m² between 3,000 and 80,000 AED.
- Off-plan and ready (resale) are shown separately wherever the number is split — newly launched projects price differently from the ready market, so mixing them hides the market.
- History (1998–2026): pre-registration entries are removed. Off-plan units are recorded twice — once when pre-registered and again when finally registered — and counting both inflates earlier years by up to a fifth.
- Gross rental yield = median annual rent per m² (2026 listings) ÷ median price per m² (2026 resale transactions). Before service charges, fees and vacancy. Rental samples are thin in some areas, so those figures are indicative.
What we do not do
- We do not publish asking prices as if they were transaction prices.
- We do not resell third-party datasets; our own derived tables stay on our own servers.
- We do not attribute data to a source we cannot state.
Licences and attribution
DLD open data — Dubai Land Department. Project register — © Certified Poor (certifiedpoor.com), CC BY 4.0, derived from DLD open data. Listing datasets — Kaggle contributors, CC BY 4.0 / Apache 2.0. Where a licence requires attribution, it is given here and on the pages that use the data.
